1. Set Your Budget
Before you begin your home-building journey, it’s important to understand your financial position.
- Speak with your bank or mortgage broker to confirm how much you can borrow.
- Obtain pre-approval from your lender to set a clear and realistic budget.
2. Find Your Dream Address
Now it’s time to choose where you’d love to live.
- Explore your preferred Lanser community and research your ideal home design.
- Book an appointment with our team to find the perfect block to suit your lifestyle, home design and budget.
3. Place Your Block on Hold
Found the one? Great!
- Remember, blocks aren’t one-size-fits-all. Consider size, setbacks, orientation, and location.
- Once you’ve identified your perfect allotment, your Lanser consultant can place it on hold for you.
4. Pre-Contract Steps
While your block is on hold, you'll need to:
- Confirm your chosen allotment with your lender.
- Provide your personal details to your Lanser consultant.
- Nominate a conveyancer (if you need help, we’re happy to offer guidance).
5. Sign Your Contract
You're ready to make it official!
- Book your contract appointment with our team.
- Take time to review your contract and understand your obligations.
- Once signed, your block is officially SOLD!
6. Pay Your Deposit
After signing your contract:
- A two-day "cooling-off" period applies.
- Once this period ends, you'll pay your deposit directly to Lanser.
7. Post-Contract Checklist
To progress your purchase, you’ll need to:
- Ensure your lender provides formal finance approval before the due date in your contract (if applicable).
- Sign your mortgage documents with your lender.
- Sign the land transfer documents with your conveyancer.
8. Settlement Day
Settlement timeframes depend on the status of your block:
- Titled allotments: settlement usually occurs within eight weeks of contract signing.
- Untitled allotments: settlement typically takes place two weeks after the land titles are issued.
On settlement day, you’ll make full payment and the block is officially yours!
9. Start Building
Time to bring your vision to life!
- All Lanser developments have Urban Design Guidelines to help protect your investment.
- These guidelines apply to your home and landscaping design and can be found on our website and in your contract.
